Mortgage capacity assessment reports are detailed analyses of a person's ability to afford a mortgage, based on their specific circumstances. They are more reliable than bank or online calculators, and are often required during divorce proceedings to prove mortgage borrowing capacity.

A credible, realistic, and accurate mortgage capacity assessment report can help you in a number of ways, namely understanding your borrowing potential, identifying potential financial problems, negotiating with your solicitor or the courts and finding a mortgage lender.

In reality, this is often insufficient and is going to be less than useful in assisting the parties or the court to resolve matters. Each lender has its own lending criteria and each individual has bespoke requirements. In order for sensible negotiations to take place it is sensible for a mortgage capacity report to be produced which takes all these factors into account and provides advice based on a wide market, not just one limited lender.

The production of mortgage capacity reports is a particular speciality of Mustard Financial with Peter having started providing them in 2010. When instructed to produce a mortgage capacity report Peter will first speak with the client and take all of the necessary information. He will then research the market and talk to various lenders, taking into account the client's particular income and capital position, before settling on the best outcomes for each given scenario. It is often the case that Peter must look at the affordability of differing levels of mortgage which can then be used to assess maintenance requirements. Peter also regularly undertakes joint reports which aim to secure the best and most affordable solution so as to house both parties.
